  1. Clean. A clean home shows the potential buyers that you have taken care of the property. It creates a positive first impression and begins to quell obstacles to getting an offer. People like a move-in ready home, and dirt everywhere sends the opposite message. Focus not only on cleaning the major spaces, but also on the tiny details like baseboards, ceiling fan dust, the corners of the tubs or showers, and sink drains. The goal is to make everything look brand new and welcoming.  

  2. Depersonalize. The idea behind home staging is that the prospective buyer should be able to see themselves living in the home. Put away family photos, personalized decor, and personal items such as toiletries and toys. 

  3. Declutter. Nothing makes a home look spacious like removing items that are taking up space without a purpose. Clutter also distracts the potential buyer from your home’s features. Store items that are not needed on a day-to-day basis and donate items that you no longer need. Remove family photos, pare down children’s toys, put away collections, and hide that dirty laundry!

  4. Up the brightness. Open up those curtains and blinds, or remove them altogether if your windows are beautiful, to take advantage of your home’s natural light. If your home does not have much natural light, you can increase the wattage of your light fixtures to make your home brighter and more inviting, and by adding more lamps perhaps.

  5. Get rid of odors and add pleasant aromas. Pets, kids’ messes, garbage disposal, and other odors can make your home smell unpleasant. Try using baking soda on fabric and carpet to curb distasteful smells. Inexpensive tricks to make your home smell inviting include baking cinnamon-coated apples in the oven, baking cookies, or burning vanilla-scented candles. Don’t forget to take out the trash! 

  6. Improve the curb appeal. To sell a home you have to get people inside. Decluttering outside is as important as decluttering inside. Store away items which may disturb a driver-by’s eyes like project cars, lawn mower and lawn tools, garden hoses (they could trip a visitor), and yard signs…other than your realtor’s sign of course. Trim bushes, plant a few flowers, and make sure to clean pollen and dirt off of patio furniture.

  7. Less furniture is better. Overstuffed rooms seem smaller. Pare down furniture to create more spacious traffic patterns. Having a more minimalistic approach within the home allows the visitor to envision their belongings there, and draws more attention on unique architectural design elements the home may have.
